Introduction to Mortgage Search


The mortgage search section is a 'Comparison Tool' that allows you to search for lenders mortgage products and check the clients qualification and affordability. This section of the user-guide covers;-

What is 'POS'? This means 'Point of Sale System'; it refers to the section of SENRO that can be used in front of clients during a sale. The mortgage search section is provided under the "Product Information — Printable Document" pos tools.

Lender Document Library

Accessing the Lender Document Library

  • Click on "Mortgage Search" under the "Sales Process" tab in the "Client Overview" page.
  • Click on the 'Document' button at the top Of the page.

InfoChoice Calculators

Accessing the Info Choice Calculators

  • Click on "mortgage search" under the "Sales Process" tab in the "Client Overview" Page
  • Click on the 'Calculators' button at the top Of the page.


Note

The lender serviceability calculators will be made available in SENRO shortly. Currently you can use the InfoChoice Calculators, or access most lender serviceability calculators in the Document library.


Product Library

Accessing the Product Library

  • Click on "Mortgage Search" under the "Sales Process" tab in the "Client Overview" page.
  • Click on the 'Product Libary' option under the 'Search' button at the top of the page.


Note

The product Library is a review tool only. If you wish to apply for a product please complete an end to end Product Search Within the "Search Criteria" tool With POS.


POS Dashboard

Accessing the POS Dashboard

  • Click on "Mortgage Search" under the "Sales Process" tab in the "Client Overview" page.
  • Click on the 'Mortgage Search' option under the Sales Process' dropdown. This will open the 'POS Dashbaord' page;

Search Criteria

Accessing a new or existing search

  • Click on "Mortgage Search" under the "Sales Process" tab in the "Client Overview" page.
  • Click on the 'New Search' or 'Last Search' option under the Search' button at the top of the page.

"Search Criteria"

  • In the below screen enter the clients Search Criteria:

"Security & Funding Details"

  • In the below screen enter the "Security Details" Of the Purchase Property and/or any other properties that are to be included as equity.


Warning

You can have multiple securities checked as "Purchase", however if more than 2 are selected for "Purchase" the below Warning message Will appear. Click OK to acknowledge and carry on with search.



Please refer to the relevant section below for details on the 'Funds to Complete' functionality available in the 'Security and Funding Details' page.


"Loan Details"

  • In the below screen enter the loan details for "Primary Loan" and any splits (if selected):


Note

All products will be qualified based on the requirements entered. If the product does not meet the requirements, it will not be displayed in the results page unless you have used the 'Toolbox' functionality for requesting flexibility on product qualification. Please refer to the Toolbox section.


"Summary'

The Summary page provides an overview of details entered for the loans and securities.

  • The Summary page will also prompt you to return to your Search information and complete any mandatory fields that may have been missed .

Funds to Complete

There are two sections of the SENRO POS system that provide funds to complete calculations. These are;-

  • Info Choice calculators - Stamp Duty Only
  • Security and Funding Details Page - In search criteria Estimate before product selection
  • Repayment Schedule - Calculation post product selection

This section of the user-guide covers the 'Funds to Complete' in the 'Security and Fund Details Page'. Refer to the 'Costs to Complete' section of the Repayment schedule for more information on the calculations post product selection.


Note

A more accurate Funds to Complete calculation appears again in "Repayment Schedule" section

after the Product has been selected. 'Funds to Complete' is provided here for as an approximate

calculation.


Toolbox


Note

The Senro Toolbox Function allows you to switch off specific Product Parameters and/or adjust criteria such as LVR & Loan Limits.


  • In the "Search Criteria" Tab — Click the "Green Spanner" to access the Toolbox Function.


The Toolbox icon will appear in Green in the search criteria screen if no changes have been made to Product Qualifiers.

When changes have been made to Product Qualifiers the Toolbox icon will turn red.

  • Once you have amended and saved search paramaters continue with your Product Search as normal.
  • In the "Results page" any Products that returned in the search due to the amendments made in the Toolbox Function will be highlighted and an exception report highlighting changes to search filters will be attached, please refer to the below example for further details.

"Results Page"

Products generated Search Criteria Entered appears in the Results screens.

Refer to the Toolbox section for information on the Exception Reporting.
  • Once you have selected your "Primary Products" and corresponding "Loan Splits applicable)" — Continue to the "Compare Products" tab in the navigation.

"Compare Products"

The Comparison page shows selected products side by side for "primary Loan" as well as any "Loan Splits" that have been selected.

  • use the information and tools on this page to make your product selection before moving onto the "Repayment Schedule".

Saving Selected Products:

  • Once you have reviewed Results and Selected Products, follow the below steps to proceed with your selection.

Note

Repeat the product selection for each loan split before clicking on 'Save Comparison. This will ensure you create a mortgage facility.


"Repayment Schedule"

This screen provides you with a Mortgage overview as well as a Individual loan overview.

There is also tools and further information within in this page.

"Creating Events"

By adding an event, you can see what impact making a Lump Sum repayment or Increased repayments will have on the Mortgage by using the "Create Events" Tool.

Finance Broker Contract

The Finance Broker Contract can be modified depending on the clients scenario, by using the pre-set variables.

  • To access the Finance Broker Contract click on the "Finance Broker Contract" button, from the Repayment Schedule once you have decided on a porduct.


Note

In an upcoming release of POS you will be able to "Edit" & "Create" your own Finance Broker Contract Variables.
